TECHNICALL BUILDING

From site walk to signed closeout, in five steps.

You know what each step costs before it starts. The only fee before a build contract is the room study, and it is credited back when you go ahead.

  1. 01

    Site walk

No charge. We walk the space with your facility and clinical, lab or IT lead, look at panels, ceilings, shafts and access routes, and send a one-page scope letter within 5 business days.

  2. 02

    Technical Room Study

$3,800 per room up to 1,000 SF, credited back if you sign the build contract. Delivered in 15 business days: room data sheets, utility checks, code review, phasing plan and a budget by CSI division.

  3. 03

    Stipulated-sum proposal

A fixed price on AIA A101-2017 with A201-2017 general conditions, valid for 30 days. General conditions, allowances and exclusions are listed line by line.

  4. 04

    Build in an occupied building

Permit, buyout, submittals, then phased construction with dust containment and agreed shutdown windows. Weekly OAC meeting and written look-ahead.

  5. 05

    Closeout and warranty

Inspections, test and balance, punch list, as-builts and O&M manuals. One-year workmanship warranty with a walk-through in month 11.

What the room study gives you

  • A room data sheet per room: finishes, shielding, power circuits, data drops, gases, air changes and fixtures
  • Electrical panel capacity and HVAC capacity check against the new loads
  • Code review against the 2020 Minnesota Building Code, 2024 Minnesota Energy Code and, for electrical, the 2026 NEC
  • Phasing and shutdown plan for an occupied building
  • Budget by CSI division with long-lead items flagged

The study is yours to keep and use with any contractor.

Under Minnesota law (Minn. Stat. § 514.011), contractors serve a pre-lien notice within 45 days of first furnishing labor or materials. We include it in the contract package so it arrives with the paperwork, not as a surprise.
